Every time there is a need to borrow money person faces an option - to go to a mortgage broker or to work with a direct lender. Many people choose to work with mortgage brokers and direct lenders alike, depending on their individual situation and needs. A mortgage is a lien on a property/house that secures a loan and is paid in installments over a set period of time. The mortgage secures a person's promise that he/she will repay the borrowed money to buy a home. A person should be ready for a financial commitment that could last several decades. Each borrower may choose among the following types of mortgage: fixed-rate mortgage, adjustable-rate mortgage, balloon/reset mortgage, reverse mortgage. A loan is a type of debt. A loan predetermines the redistribution of financial funds over a certain period of time, between the borrower and the lender. At first the borrower receives a certain amount of money from the lender. The borrowed sum is usually but not always paid back in regular installments, to the lender. As a rule, the service is offered at a cost, which is called an interest on the debt. Under the terms of the loan, a borrower may be subject to certain restrictions - loan covenants. Loans are offered by all the financial institutions, like banks and financial services companies.
